Our Charges
We charge 10% + VAT for the full management of your property.
There are no other agent fees associated with the management of your property…EVER! There are however items you must have, as a landlord that you are legally bound to provide: an EPC, a landlord’s gas safety certificate, and EICR (electric safety certificate), and inventory. We can arrange all these things for you and just charge them to you at cost. We don’t markup… ever!
If you don’t have any of the above listed essentials, the rough price would be around £450 + VAT for us to supply them. The costs can change slightly depending on the size of each property. If you already have certain items from the list, you can simply provide them to us, and the total price estimate will drop accordingly.
What that includes
Here is a list of potential costs other agents often charge for. It is essential you study other agents’ terms and conditions when comparing costs against services. Below are all of the items/services we know our competitors charge for. Some will bill you for all of these, some for a few, but we bill for none of them.
- Fully comprehensive tenant referencing
- Additional visits over and above the quarterly inspections
- Sourcing additional quotes for works
- Registering your tenant’s deposit
- Making a claim from a tenant deposit
- Rent reviews
- Rent increases
- Putting new tenancy agreements in place
- Marking up on maintenance
- Providing a yearly statement for you or your accountant
- Finding you a new tenant if your existing tenant leaves
- Representing you in court
We strongly believe that the above list should fall under the fully managed service we charge 10% + VAT for.
