Whether you’re renting a home as a short term option before you step onto the property ladder, or a long term move without the hassle of a mortgage, we believe that the whole process should be as simple as possible.

The Radcliffe & Rust way

From the first moment you contact us, right up to moving day and beyond, you can expect a first class service from the team at Radcliffe & Rust. Our aim is to make the whole rental process as hassle-free as possible, from the initial viewing, right through to the prompt return of your deposit when you move out of the property, and everything in between.

Here at Radcliffe & Rust we understand that even though you don’t own the house, it is still very much your home and you deserve to live in a well-maintained property. We pride ourselves on managing all properties effectively; ensuring that repairs and maintenance are carried out promptly and with minimal disruption and inconvenience to our tenants.

Tenancy Fees and Charges

Tenancy referencing and administration fee:

  • Tenancy referencing and administration fee: £140 plus Vat (£168 inc VAT)
  • Guarantor reference fee: £140 plus Vat (£168 inc VAT)
  • First month’s rent: as agreed
  • Deposit: 1.5 x month’s rent
  • Insurance policy premium: As quote by Let Risks
  • Rent arrears: £50 plus Vat (£60 inc VAT)
  • Resigning fee: £95 plus Vat (£114 in VAT)
  • Check out fee: £140 plus Vat (£168 inc VAT)
  • Check in fee: £140 plus Vat (£168 inc VAT)

The Application Process

We understand that attending viewings during office hours isn’t possible for everyone, which is why our team are available for viewings evenings and weekends. Once you’ve found a property that you like, the process is really simple:

  • Come into the office or give us a call to provide your details and make your offer
  • Once we have approval from the landlord we’ll proceed with obtaining application fees from you – this covers the process of referencing and drawing up the tenancy agreement
  • We may receive multiple offers for a property, but once you’ve paid your application fee the property is held for you, subject to satisfactory references from previous landlords/agencies as well as your employer
  • The referencing process may also involve checking your credit score, bank details, public searches, and any CCJs against your name
  • Anyone aged 18 or over who will reside at the property will be named on the tenancy agreement and subject to referencing
  • It can take up to ten days from your application to your moving date, but we’ll endeavour to get things moving as quickly as possible for you
  • Once we’ve received satisfactory references we’ll send you all the relevant tenancy documents and we’ll request the deposit, first month’s rent, and check in fee

Moving Day

Once all the paperwork is signed and your deposit has been paid we’ll arrange a day for you to move into your new home. A member of our team will meet you at the property on the agreed day in order to:

  • Hand over the keys to your new home
  • Check and sign the inventory
  • Show you where the heating controls, meters, and stop cock are located
  • Read the meters and get in touch with gas and electricity providers to advise them of your tenancy
  • Provide contact details for ourselves and the landlord, as well as an emergency 24/7 contact number
  • Provide a copy of the EPC and Gas Safety Certificate
