A good example of this would be Isaacson Road in Burwell. We visited the son of the vendor at a rather dated bungalow. Unfortunately, they needed to sell the property to pay for care for their elderly father who had recently moved out of the bungalow. The sole target from the client was simply to achieve the highest possible price to help pay their care home bills.

We valued the property at £375,000. This figure was the same as three of our competitors. However, where we differed from our three competitors is that we saw the true potential of the land that the bungalow was built on.

As stated the main goal of our client was to maximise the sale price and with our wealth of experience in not only second hand residential sales, but also new homes, this led us to believe that the plot of land, with planning permission, was potentially worth far more that the existing property.

After some careful research and planning, by one of the directors, about what would realistically be given permission to be built on the existing plot we came to the conclusion that, with planning for two new properties after the demolition of the existing bungalow, the land alone would be worth almost £500,000.

We advised the client accordingly and helped them through the process of gaining outline planning permission.

Once planning was approved, we managed to secure a sale of £485,000 to a local property developer. £110,000 more than any other agent advised them was achievable.

We believe it’s our attention to detail in this instance that sets us apart from our competitors.

We then went on to work with the developer and with our marketing strategies for new homes managed to sell both of the new build properties on the same day as they were released.

In our eyes that’s a job well done.
