THE VALUATION

One of our directors will visit you at your land to listen to your ideas, discuss our marketing plans, what could be built and recommend a pricing strategy. We will guide you through each step of the land valuation process and reassure you along the way. What is it they say? There is no such thing as a silly question…and we couldn’t agree more! Valuing land can be a minefield, and unless a person knows what they are doing the results can be highly inaccurate. We have the experience and contacts to navigate such a minefield and help you release the true value of your land. Our main goal is to ensure that each stage is well communicated, easily understood and that we will leave you feeling confident in our services.

Following the valuation, there is no obligation to proceed, although we remain optimistic that this won’t be the last time our paths cross; it’s usually just the start of the relationship. One of our directors will prepare the valuation for you and advise you on the next steps for a planning application.

PLANNING APPLICATION

How do we turn your unused land into a high value asset? We achieve planning permission on your land! To obtain planning permission we work closely with, and advise, a team of architects on the best build options to maximise your land’s value.

Once Radcliffe & Rust has established the true value of your land, we provide two routes to achieve your sale:

Route one: You, the vendor, cover the cost of the planning application and all associated fees. Radcliffe & Rust then list the land on the open market and sell your land for the best possible price.

Route two: Radcliffe & Rust introduce you to one of many local developers, we have worked with in the past. This developer would then obtain planning permission for you, free of charge. Under this route you would be legally bound, via way of an exclusivity agreement, to sell land to that developer once planning permission has been granted.

FLOOR PLAN

Floorplans are great. Why? Because they give a true perspective of the accommodation, your property has to offer. Floorplans are vital for buyers, so they can start thinking immediately if your property meets their current and future requirements. Without one, it would be impossible to accurately represent dimensions and layout…even with incredible photography on offer. The key is to ensure all aspects of our marketing work in perfect synchronisation, and a floorplan plays a massive part in that. 

We want potential buyers to know straight away whether what you are offering works for them. They need to visualise themselves living there, and a floorplan is the best way to achieve that.
